If wide open green spaces are your thing then John McKeon’s MKN Property Group development, Ardilaun Court, at 1 Sybil Hill Road, is a scheme that may tickle your fancy.

Situated at the entrance to St Anne’s Park in Raheny on lands that once belonged to the Vincentian Order, this mixed scheme of apartments and houses will launch in October. It’s all located on the doorstep of this extensive park whose rolling parklands cover 240 acres and include playing fields, ponds, rose gardens and playgrounds.

When complete Ardilaun Court will comprise 69 apartments and seven houses. For launch the developer is bringing the houses and about 50 of the one-, two- and three-bed apartments to market. One block will face Sybil Hill Road, the other the Vincentian-run St Paul’s College, a leading boys’ secondary school in the area.

One-bed units are expected to be priced between €380,000 and €420,000, McKeon says, two-beds will be between €450,000 and €520,000 and three-beds are priced from €560,000 upwards.

Of the seven houses, five are three-beds priced from €650,000. The remaining two four-beds will start from about €720,000.

The scheme is about equidistant from Killester and Harmonstown Dart stations.

MKN is also bringing on the last phase of houses at Ridgewood where the firm has built more than 1,400 units since it started construction in the late 1990s. The last 30 homes at Cedargrove, at Ashfield, on the Dublin side of Swords, start from €410,000 for the three-bed semi while the four-bed semis start from €435,000. There is an appliance package incentive for buyers who exchange contracts within 21 days.
