New, detached five-bedroom house in Killiney, Co Dublin


In 2005 Brian O'Connell and business associate Adrian Murphy of A&B Developments purchased Mount Prospect House, a period property on Killiney Hill road. Last year, in conjunction with McCauley Daye O'Connell Architects and Loran Construction, the pair developed Montclare, a complex of three houses built in the gardens of Mount Prospect accessible via Claremont Road.

As O'Connell and Murphy own and reside in two of these houses they have placed the third house, which is detached, on the market through estate agent Eoin O'Neill with an asking price of €1.5 million.

“All the windows are Aluclad and will never have to be painted and we used all zinc soffit and fascia,” says O’Connell. The house has a BER rating of A3, which explains the absence of fireplaces and has double skin insulation.

O’Connell claims the heating and lighting will cost in the region of €1,500 per annum due to the heavy insulation, air to water underfloor heating and because all the bulbs in the house are 4 watts.

The house is beautifully finished in neutral tones with a mixture of limed oak and porcelain tiles on the ground floor. The kitchen, painted in slate and dove greys, is very large and was designed to accommodate a dining area and a living space that opens out on to a small, maintenance-free granite flagged garden, which catches the sun all day. While the garden is small, new owners have the benefit of 40 acres of public parkland across the road on Killiney Hill.

There are two bedrooms on this floor and three further bedrooms upstairs, two of which are en suite.

Number 3 Montclare is tastefully decorated and standing at 232sq m (2,500 sq ft) with five bedrooms would make a fine family home.
