First built in 2006 by Gannon Homes, these Georgian-style terraced houses are being released on to the market for a second time and haven’t lost their appeal in the intervening period.
They came to the market in 2007 asking € 1.2 million each, but fell to €495,000 by 2011. Now prices for the houses start at €620,000 and go up to €725,000. There have been tenants in the houses for the last number of years but the houses are now vacant, and upgrade works have been carried out to freshen them up and address any wear and tear.
Relaunch
Knight Frank is relaunching 10 of the four-bedroom terrace townhouses in The View and The Heights section of the development. They range from 1,884sq ft to 2,153sq ft. These two clusters of the Robswall development are made up of 83 houses which were bought in April 2014 by London-based Development Securities for a reported €36 million.
Because they were built in 2006 they do not meet the latest exacting building regulations requirements, and they come with BER-ratings of B2/C2, lower than standard now for most new-builds.
Despite the fractured history of the development, which had the unfortunate timing to launch as the market went south, these are well-built homes, and would have been regarded as one of the better developments in Dublin when built.
The style is neo-Georgian with a townhouse look and the estate is built on a raised seaside site and so all of them offer views of the Malahide estuary and Dublin Bay. Built over three storeys they feature large picture windows, high ceilings as well as a high-quality Alno designed kitchen with granite worktops and marble fireplaces in the sitting rooms.
One, two and three-bedroom apartments will also be on sale with prices starting at €215,000.
