Latest phase of 85 homes launches in Swords, starting at €264,950

Following huge demand for the Miller’s Glen scheme, this latest launch is expected to generate plenty of interest

Fairbrook is the latest tranche of brand new three- and four-bedroom houses to come on the market in Swords. Built by Gannon Homes, it follows the Miller's Glen scheme in which 100 new houses were launched last September and which had househunters lining up to snag a home.

This scheme of 85 homes is the next phase of about 1,000 homes ultimately earmarked for development on surrounding lands. Gerry Gannon recently told the banking inquiry the development would not have been possible without the support of Nama, to which his loans were transferred in 2010.

By November all the houses at Miller’s Glen had been sold and this year the firm has more than doubled its output.

Prices for the A3-rated homes are comparable with last year’s launch and include fitted kitchens and wardrobes by Cawleys.

Entry-level prices for the three-bedroom townhouses, 111sq m (1195sq ft) in size, range in price from €264,950 to €284,950. Two-bedroom townhouses in Miller’s Glen sold for €240,000 last year.

The three-bedroom end-of-terrace units, 113sq m (1216sq ft) in size, start from €24,950 and go up to €294,950. At Miller’s Glen these prices ranged from €280,000-€290,000.

The three-bed semis are similar in size and range in price from €284,950-€309,950.

The detached properties for sale are 147sq m (1,582sq ft) in size and will cost from €404,950-€439,950. At Miller's Glen the four-bedroom detached properties cost €400,000. Showhouses The showhouses have been designed in two styles: a classic set-up by Ventura and a more funky interior by Think Contemporary.

Situated on Glen Ellan Road, the houses are opposite two new primary schools: Swords Educate Together and Gaelscoil Bhrian Bóroimhe.

This estate is about two miles north of Swords main street with a neighbourhood shopping centre currently being constructed. The airport is a 10-minute drive away and the area has good bus services to the city centre.
