Several houses have recently sold on Belmont Avenue, one of two main thoroughfares that connect Ranelagh’s Sandford Road with Donnybrook’s Morehampton Road. Number 43 is situated on the left as you drive down towards Donnybrook. Claw foot bath

There is a lovely old-fashioned bathroom on the return, complete with free-standing claw foot bath. Originally a bedroom, it has a large hot-press adjacent to it and the first of the property’s three bedrooms. Another flight of stairs takes you up to a fine drawingroom, painted a deep but restful shade of red, on the piano nobile.

There is on-street disc parking, but there are double yellow lines directly outside number 43 so you’ll have to park up somewhat away from the house. This is an effort to try and calm the two-way traffic that clutters the road to and from St Mary’s Nationals School at school times.

The house two doors down, number 39, recently sold for €1.05 million.
