Hidden from view Robin Hill is an impressive residence, beautifully sited by its architect AJ Whittaker.
The brick-fronted property sits opposite the golf club on Glen Road in Delgany and is surrounded by sun terraces and gardens that stretch to an acre with views across Wicklow’s famous Glen of the Downs.
When the owners were house hunting back in 2014 they were looking for something different, and that would give them enough room to accommodate three generations of family. They had trawled south county Dublin but loved the village feel of Delgany.

While both could work remotely, Robin Hill appealed to them because it is only 600 metres from the N11 giving easy access to the capital, but mainly it was its contemporary design that won them over.
Built in 2008 the terracotta-roofed house is generously laid-out. Extending to more than 400sq m/ 4,300sq ft it had high spec Rocca bathrooms, underfloor heating and five bedrooms. The A-rated house runs at a balmy 22 degrees all year round thanks to its geo-thermal heating system .
Wow factor
The house has a large wow-factor entrance. The square-shaped double height hall is lit from above by rooflights on either side of its pitched ceiling. The house is set out as two wings with doors leading off the hall to each area. Underfoot there is crema marfil tiling that extends into the kitchen, to the right, where there are vanilla gloss units and Corian worktops. The same flooring is in the TV room and the formal dining room.
Outside the kitchen a pair of robins have set up house, two of a countless throng that inspired the name for the property.
The second wing comprises the living room, a large space whose focal point is a Stoveax insert fire. Above is a galleried landing that leads to two of the bedrooms.
Dressing room
Two of the five bedrooms have en suite bathrooms. The master has a dressing room and a separate shower and Jacuzzi bath.
The ground floor rooms all open out to a large south-facing, cobble lock terrace with the landscaped grounds dropping down to a trout stream and woodlands where there are regular sightings of otters, kingfishers and even the odd fawn or two. There are a couple of pheasants who drop by occasionally too.
The property comes with a detached mews that extends to 173sq m / 1864sq ft, and has a gym room and double garage downstairs and a one-bedroom flat upstairs.
The property is seeking €1.35 million through agent Sherry FitzGerald. It was purchased for €1.12 million in 2014, according to the property price register.
