Launched in 2005, the original Sorohan-built Trimbleston on Goatstown Road comprised 220 houses and apartments in a landmark development in Dublin 14 that is set on about eight acres of former farmland.

Designed by architects MacCrossan O’Rourke Manning, the yellow brick scheme is entered through a wide pillared gateway with access eased by traffic lights at the entrance.

In 2019 a further 113 apartments and penthouses were seamlessly added to the 150 apartments and 70 houses of the earlier phase. The scheme has mature grounds, designed by Tully Landscapes, and includes swathes of lawn, shrubberies, and cobblelock walkways that connect the different blocks and courtyards. It is very hard to tell where the original blocks end and the new blocks start and instead of creating mini schemes within the overall estate, the new units are in blocks whose numbers simply pick up where the others left off.

Number 210 is a sizeable three-bedroom terraced house that will appeal to families for it has been gently modernised and enlarged in the years since the owners bought it in 2013 for €570,000, far below its asking price at launch when prices for this style started from €950,000.

In the seven years they’ve lived here, they have installed new floors and new carpets, and extended the kitchen so that it now runs across the back of the house and is flooded in light. They added only about 10sq m to the room but it now overlooks the garden and includes smart vanilla-coloured units and an eat-in area complete with on-trend banquette seating with storage below. There is a separate living room to the front, with secret storage off it, that was the children’s playroom when they were small.

The property now extends to 158sq m (1,701sq ft) and has a BER of B3. There is a small annual management fee of about €800 that includes bin collections and the maintenance of the very fine grounds.

Most years there is an annual barbecue, when the builders invite the residents to a party, which is a great community-building exercise. The owners are bucking the trend of most current sellers who are moving farther out. They’re moving back into town to live more centrally.
