The post-renovation layout of 90 Marlborough Road has become the popular – and very liveable – way to rework these large two-storey-over-basement Victorian redbricks.
The owners – working with O’Carroll O’Riordan architects – brought the kitchen up to hall level, to the rear reception room, and, with a family of young adults, they laid out the extended garden level as a three-bedroom apartment, finished to the same high standard as the rest of the house.
All this was done after 2012 – the last time the Donnybrook house changed hands – so the work feels very up-to-date. All the contemporary features from the bathrooms and kitchens to the smart built-in wardrobes blend in perfectly with the house’s many original period features.
On the floor
Pre-renovation, at a time when the market was on the floor in 2012, number 90 sold for €925,000; now, with six bedrooms and 270sq m (2,900sq ft), it is for sale though Sherry FitzGerald seeking €2.25 million.
The quality and style of the renovation is clear down at garden level where a new terrazzo floor was laid throughout – there is underfloor heating – and the extended area to the rear features a glazed wall with a vast sliding door opening out to the patio and rear garden.
There is a large, open-plan living area – with a Kube fitted kitchen against one wall – with large rooflights and a side window throwing light into this room. Also down at this level, where the ceiling height is good, are three bedrooms – one with ensuite – and another shower room.
Finely detailed
Up at hall level (the generous room space in this house is also a feature of the bright, wide hall) the livingroom is to the front, interconnecting via finely detailed original double doors (matched by decorative ceiling cornice work) to the rear reception room. This is now fitted with glossy kitchen units and appliances on facing walls with plenty of space in the middle for a large dining table. At hall level in the return is a home office and on the top floor are three more double bedrooms, one with an ensuite, and there is a small bathroom in the top return which is also fitted with a washing machine.
The back garden has been landscaped and is mostly under grass and there is parking for two or three cars to the front.
