Modern makeover in Co Wicklow

Once a small cottage on a hillside, a major rebuilding project has created a substantial property with five double bedrooms, a huge library and a cottage-style kitchen

The original house at Kiltimon Meadow was once just a small cottage-style building, on four acres of hillside land, bounded by a stream. Today, just the footprint remains, now wrapped around is a contemporary build that rather beggars the word “extension”.

The house, which is minutes from Ashford village, and half an hour from Dublin (except, obviously, at rush hour), is now a large 372sq m (4,000sq ft) space, on various split levels.

The current owners, selling to move closer to Dublin’s city centre, bought the house 10 years ago, and in 2006 began a major rebuilding project that would create five double bedrooms, a huge library, a cottage-style kitchen complete with Rayburn, and a large living/diningroom that has a statement fireplace, housing an oil-fired cast iron stove.

There is also a games room, and a separate steam room – for when you have built up a head of steam, and need to let it off again.

Outside there’s mature planting, a large south-facing sun deck, and layered lawns down to the small stream. Behind the house, there’s room for improvement, in terms of landscaping, though inside, it’s in walk-in condition, with everything done to high specifications.

This includes high ceilings, featuring double-height spaces and internal balconies, beech flooring, oak doors and very nicely finished contemporary bathrooms.

Apart from the large- but-cosy kitchen, the style is open and expansive, and there are huge windows, especially in the library and master bedroom, taking the eye across the tree tops.

Added touches of luxury include a large dressing room and en suite off the massive master bedroom.

The clever design gives different family members their separate spaces, while the split levels and galleries mean you still feel in communication with one another – wherever you happen to take yourself off to in the spacious property.

Kiltimon Meadow is for sale by private treaty through Sherry FitzGerald, for €1.2 million, and there is an open viewing this Saturday between noon and 1pm.

As a house like this is unique, it's difficult to gauge how that sits in the current market, although a comparison would be with Winton Grove, also in Co Wicklow, another five bed, this time with 501sq m (5,400sq ft) of living space, on the market, again with Sherry FitzGerald, for €1.8 million.
