New homes schemes in Dublin are rare, which is why there’s lots of interest building around Belmont, a new homes development in Stepaside, Co Dublin.

The first phase, which was launched last August, was low-key with buyers already on the agent’s mailing lists invited to view the showhomes. Nineteen of the 21 properties, mainly two-bedroom homes priced between €265,000 and €285,000, sold. This in a development that will have somewhere between 250 and 300 homes when finished.

Designed by Ferraria Architecture, the houses are built by New Generation Homes; Arklow brothers Hugh and Greg Kavanagh, who also built Ballycragh in Knocklyon and Knockcree in Carrickmines. Other developments they have on the go are Westmanstown Cottages in Lucan, west Dublin, and Cherbury Mews in Knocklyon.

This Saturday, SherryFitzGerald is launching a further 27 three- and four-bedroom houses. The interiors throughout are by Deirdre Hardiman of Hepburn Designs and they reflect entry level budgets. She sourced the furniture and furnishings from DFS, Next Home and Ikea. Each buyer will receive a DFS voucher to the value of €400.

A-rated appliances
The kitchens throughout, designed by QK Living, have laminate countertops and come kitted out with A-rated Bosch appliances. The homes also have a utility room.

All the bathrooms come fully fitted and tiled and the bedrooms all have fitted wardrobes. The back gardens range from 75sq m (805sq ft) to 80sq m (860sq ft) in size.

The three-bedroom semis start at €335,000 for 107sq m (1,150sq ft) and will range in price up to €370,000 for a detached property of 114sq m (1,225sq ft). They have vanilla gloss kitchens with a breakfast bar replacing the traditional kitchen table. Bedrooms comprise a roomy single and two doubles with a shower en suite bathroom in the master.

More traditional style
The four-bedroom houses have a more traditional style of kitchen, slightly higher than average ceilings and a feature electric stove in the sitting room. They range in price from €370,000 for homes of 131sq m (1,410sq ft) to €395,000 for the detached houses 161sq m (1,740sq ft) in size.

All the houses have a low-maintenance exterior render, solar panels on the roof and Ber ratings of B1, A2 or A3.

The area has a good selection of schools and strong transport links. The green line Luas stop, Glencairn, is a 10-minute walk away.

The M50 is just minutes from the development and there is a GoCar initiative proposed for the area in the event that 60 people sign up to the vehicle-sharing service.
