The first phase of a new development of four- and five-bed family homes in a convenient location in south Dublin will launch this weekend. Grange Hill in Rathfarnham will ultimately comprise more than 70 homes, with around 19 available in the first phase.
“This is a development at the foothills of the Dublin mountains. It’s literally a 300-metre walk to Marlay Park, and the location is right in the middle of south Co Dublin, which is just what the market is looking for,” says Richard Mullan of Murphy Mullan Estate Agents.
Two types
There are two types of house available. The mid-terrace and end-of-terrace homes have four bedrooms and an office. The asking price is from €640,000 to €660,000 for just under 186sq m (2,000sq ft).
There is also a large five-bed house with a playroom upstairs that can be used as an extra bedroom. It comes in at just under 279sq m (3,000sq ft) with an asking price from €755,000.
The homes have three floors, 9ft ceilings, two parking spaces and plenty of natural light because none are north-facing. The walled rear gardens come with a patio, and a built-in brick barbecue can be installed at no extra charge.
High-spec
Mullan says the high-spec fittings in the two showhouses, open this weekend on Saturday and Sunday from 2pm to 4pm, come as standard.
The homes have A3 building energy ratings (BERs), typical for homes built after 2012, and are fitted with solar panels. The timber-framed houses have high levels of insulation, with double- and triple-glazed windows. Pressurised gas heating systems allow for zoned control over three levels and pressurised hot water on demand. They also have a 10-year CRL (Construction Register Ltd) structural guarantee.
Grange Hill is close to bus links, the M50 and the Balally Luas stop. Marlay Park, Dundrum Town Centre, Sandyford industrial estate and Leopardstown racecourse are nearby.
