Prices run well above average in Dún Laoghaire-Rathdown but canny buyers can still find reasonable value family homes

The average price of an apartment in Dublin is now around €316,000, but when it comes to the leafy stretches of Dún Laoghaire-Rathdown, (which also takes in Rathfarnham, Churchtown, Clonskeagh and Stepaside) you’ll be hard pressed to find accommodation in this part of Dublin in that price bracket. Builder Cosgraves has been slogging away for a number of years now in the Dún Laoghaire/Glenageary area with a range of good quality family homes and apartments on the site of the former Dún Laoghaire Golf Club.
Well built and energy efficient they continue to sell well, with three schemes here scheduled to deliver homes and apartments this year. Stocking Lane and Taylors Lane in Rathfarnham also continue to deliver consistent quality homes, where it’s possible to find three-beds from around €415,000. Similarly Stepaside, Carrickmines and Kilternan in the foothills of the Dublin mountains can offer reasonable value for a family home, with transport links greatly improved by the Luas service. In Leopardstown, Park Development’s Clay Farm is one of the biggest new homes schemes in the city with 163 houses and 262 apartments planned in phase one, and prices from €470,000.
A major new scheme (also by Park Developments) on the Notre Dame school site in Churchtown will prove popular when it launches in late spring as it’s on Dundrum’s doorstep with the Luas alongside. It won’t come cheap though, with the 262 apartments expected to start around the €400,000 mark.
