Portmarnock is a hive of new homes activity.

St Marnock’s Bay is a development by Ballymore at the coastal village’s Dart Station about 1.2km from the village centre. Launched last year, its three-storey four-bed 1,793 sq ft homes, aimed at trader-uppers. were asking €630,000 in June. When complete it will compromise 101 homes.

Now, across the street, Regency and Bain Capital Credit have unveiled Station Manor, on Station Road, a scheme of three-, four- and five-bed homes situated between two older developments; The Kilns built by Matt Gallagher around 2004 and The Links, which dates from the late 1990s. The 6.5 acre site was purchased in 2014.

This estate features traditional looking three-bed mid- and end of terrace houses, as well as three-storey four-beds, that include semi-, mid- and end of terrace units. Designed by O’Mahony Pike, when complete, it will comprise 62 houses and 51 apartments.

To launch the firm is bringing 22 units to market. Of these six are three-bed homes, set in terraces of three and ranging in price from €460,000 to €475,000 with sizes from 111sq m /1,195sq ft to 113 sq m/1,216 sq ft.

A key feature of these terraced units is a pedestrian lane to the rear allowing rear garden access so you don’t have to bring bins through the house on collection day. All have large double-glazed windows by Munster Joinery, essential to dial down noise from aircraft on flight paths to and from Dublin Airport.

“Brightness, circulation, space and storage is what buyers want,” says Regency director Patricia Hince, so the firm opted for large format windows and introduced more light to the kitchens via glazed side panels to the glass doors.

The kitchens feature smart units by BeSpace Kitchens and owners that sign contracts within 21 days get Neff and Zanussi appliances included in their package.

There are sliding doors with opaque glass panels between the kitchen and the living room to allow discrete living if preferred. The box bay window in the living room is big enough to fit a two-seat sofa and recessed spots overhead can act as an ambient light source. The ceiling heights throughout are 2.7m.

In the bathrooms Velstone-topped cisterns add a touch of luxury. It’s an idea that was first executed by Ventura Design at its Scholarstown Wood development in Rathfarnham. Arlene McIntyre of Ventura Design designed the four-bed show unit here in Portmarnock too while Elk House Interiors did the three-bed.

A feature of the three-beds is a lovely roomy landing area that measures 15ft by 5ft. All the houses have heat recovery ventilation systems.

The four-bed mid- and end of terrace units measure between about 140sq m /1,507 sq ft and 149 sq m/1,604 sq ft with prices from €550,000. These have a spacious main bedroom on the second floor with a dormer window big enough to take a desk or dressing table.

The four-bed end of terrace and semi-detached properties measure about 151 sqm/1,625 sq ft with prices from €585,000 through agents DNG.
