Piper’s Hill development leads surge in new schemes in Kildare

Variety of new houses around the county will go on sale in the next year

Kildare is witnessing a surge in new developments. The largest construction seen since the crash is that of Piper's Hill where Sean Mulryan's Ballymore is building 117 units in Naas. The Piper's Hill development had planning in 2007, and with replacement planning granted earlier this year, construction has begun on stage one of 20 A-rated homes.

The scheme will comprise three- and four-bed semi-detached houses, plus four- and five-bed detached houses, all of which have hardwood windows and patio doors, solid kitchens and air-to-water heat pumps.They are for sale through Savills and CME Auctioneers.

Also in Naas is Landen Park at Oldtown Demesne, where 30 units are being built by Tullamore-based Capital Homes. In four styles the A-rated properties feature solar panels and underfloor heating. Prices start from €365,000 for a 142sq m (1,528sq ft) four-bed semi-detached house and they are on sale jointly through Sherry FitzGerald O'Reilly and REA Coonan.

Property Partners Brady is selling phase one of Racecourse Gate, overlooking the Racecourse Gallops in Naas. Developed by Castlekeel Properties, the A3-rated houses are asking €400,000 for a four-bed.

Old Bridge Station comprises 36 properties close to Sallins train station. Prices start at €289,950 for a 111sq m (1,195sq ft) three-bedroom semi through Sherry FitzGerald O'Reilly. Phase two of Newtown Hall in Maynooth is being launched by Property Partners Brady next month. A total of 65 units are being constructed by Springwood Estates, with prices for a three-bed mid-terrace starting at €277,000.

The same agents are selling at Straffan Manor, an award-winning development of 21 homes by Mulberry Properties. Five- and six-bed detached A-rated houses of 246sq m (2,648sq ft) and 372sq m (4004sq ft) feature solid oak doors and solar panels and prices are €635,000 and €795,000 respectively.
