Prices rise for phase three of new Scholarstown houses

Thirty new homes in south Dublin launch with prices from €445,000

Phase three of Scholarstown Wood, a development of three, four and five-bed homes designed by architects O’Mahony Pike for developers Regency/ Broadcrest in Dublin 16 is set on a plot of land that once belonged to showband legend Dickie Rock.

Within the M50 limits, the scheme launched in September 2016 with prices starting from €455,000 for a three-bed terraced house with 116sq m (1,250sq ft). Prices for four-bed semis, which range from 141sq m to 143sq m (1,519sq ft- 1,546sq ft) started from €570,000.

In phase two, which launched last February, the three-bed terraced houses started from €470,000, while the asking prices for the four-bed semis remained the same.

Seven months later and 30 homes are coming to market in phase three – two from an earlier phase and 28 new-builds. It includes 16 three-bed terraced houses with prices from €445,000-€480,000. These range from 116sq m to 118sq m (1,250sq ft-1,270sq ft).

The three-bed semis, of which there are six, range in size from 114sq m to 117sq m (1,232sq ft- 1,259sq ft), and from €490,000-€497,500, while the four-bed semis, of which there are six, and from 141sq m to 143sq m (1,519sq ft-1,546sq ft). These are €570,000-€605,000.

There are two five-bed detached houses in this phase. Measuring 187sq m (2,012sq ft) these cost €715,000 and €720,000. Twelve months ago this house style was asking €695,000.

Arlene McIntyre of Ventura Design did the showhouse fit-outs. The homes have smart Kube Kitchens that include Neff appliances, silestone countertops and wardrobes designed by Bedroom Elegance.

The site measures just over 24 acres and will, when complete, comprise 244 houses and 70 apartments. Dermot Foley landscape architects has designed more than 2.8 acres of open space and a key feature of the new landscaping is a cycleway along Scholarstown Road.
