Less grand

The ceiling heights here are less grand, at around 2.6m, and there is no heating; the current BER energy rating of G needs improving.

The house isn’t overlooked to the rear and given the low dividing walls will get lots of sunlight. The property backs onto the Luas but the noise disturbance is surprisingly minimal.

There is a small free-standing brick shed in the garden and the house has pedestrian side access, really valuable here for bin storage.

On the first floor there are two decent sized bedrooms that will lose some of their original charm if you add a two-storey extension but this floor would benefit from a proper sized family bathroom along with the en suite currently at this level.

Number 1 sold for €715,000 in September 2015 and the two-storey extension added by its owners could inspire any plans for number 4.

There is disc parking on street but it doesn’t appear to be as much of an issue on Upper Beechwood Avenue as it is on Lower Beechwood Avenue. Beechwood Luas stop while just over the back wall, is about a one-minute walk away. An array of local shops, cafes and amenities are located a similarly close distance.
