The last time 25 Grosvenor Place, an Edwardian terraced house in Rathmines, Dublin 6, came on the market it was 2003 and it went for auction. Then it was owned by a small-scale property developer who bought it, extended and sympathetically renovated it – right down to restoring the Art Nouveau fingerplates on the internal doors – and then put the 1905 house back on the market. It was withdrawn at €1.2 million and was subsequently bought by the current owners. Now 11 years later they are moving on and the four bed 186 sq m (2,000 sq ft) house is for sale, by private treaty through Sherry FitzGerald for €1.35 million.
The large redbrick family home is in walk-in condition and smartly decorated to such a high standard it’s difficult to see what a new buyer might change. When the current owners bought the house it had already been extended at the back and up into the attic and aside from improving the storage and decorating from top to bottom, the biggest change they made was moving the kitchen from the rear extension into the rear return which had been laid out as a diningroom, and installing new units.
Timber floors

Off the hall with its black and white chequerboard tiled floor there are two interconnecting reception rooms with polished timber floors, sash windows and feature period fireplaces. The contemporary-style kitchen is in the rear return and has glossy cream units on facing walls, cream stone worktops and a fireplace. It leads directly into the extension – a bright family room which is also the dining room. It has a fireplace and is floored with wide-plank oak. Glazed doors open out on to the deck.
The first of the four double bedrooms is in the first-floor return where there is also space for a showerroom and separate toilet. Another similar-sized bedroom is overhead in the second-floor return where again there is a good sized bathroom. Both of these bedrooms are decorated as children’s rooms.
High ceilings
The two other bedrooms are large doubles with the main bedroom at the front of the house also having a spacious en suite. These bedrooms have high ceilings and period fireplaces. A full staircase, with replica banisters – a sign of the quality of the renovation back in 2003 – leads up to the attic conversion where large Velux windows give light. The children use this as a playroom and the space is not counted in the square footage.
The rear garden is 54ft long with a redwood decking area, patio, shrubs and trees and the grass has been replaced for easy maintenance with Astroturf. The utility room is in a shed at the end of the garden which opens out on to a lane running to the rear of the terrace. The front garden is longer at 60ft. Parking is on-street.
