Bright and welcoming detached house in Dublin 4 has three/four bedrooms

Sandymount’s Park Avenue is one of those lovely roads of mature trees and age-mellowed period houses that make you imagine the people who live there must be very happy indeed. Set back from the road, with plenty of gravel parking and a lawned area behind its electric gates, Linden Lodge (number 23) fits in well.

It is a double-fronted Georgian house, one storey at the front and two at the back, with a contemporary extension including a sunroom and conservatory behind. The house is now listed, though that probably doesn’t extend to preserving the uPVC windows at the rear, which mingle with the more lovely original wooden ones.

A little interior rejigging could be worthwhile, however. The kitchen is very nice, flowing through to the livingroom and sunroom, but the arrangement behind, leading off the utility room, is a little more complex.

Here you find what are listed as bedrooms three and four in the two-storey extension. As sleeping in either of these would involve a hike through the house and back up the main stairs to the family bathroom, installing fresh facilities might be prudent.

Solution

Another solution would be to turn one of the two reception rooms to the front of the house into a bedroom. It would still retain another livingroom or drawingroom, as well as the large welcoming space adjacent to the kitchen to sprawl about in and read the papers or watch TV.

The other two bedrooms, both a good size, are up the front stairs. The family bathroom and the en suite off the principal bedroom have been very nicely done.

There's a good garden at the back, and the location couldn't be better. Sandymount village is just down the road, as is the Dart.

Linden Lodge, which is for sale through Bennetts for €1.65 million, has 198 sq m (2,131 sq ft) of accommodation.

It is on the corner with Park Lane, which always evokes thoughts of Monopoly, but the house is a sunny and elegantly welcoming family home, rather than something to speculate with – though these days, anything's possible.
