Castlethorn’s second phase of Brighton Wood, an estate of red clay tile-roofed redbricks on Foxrock’s Brighton Road, features all the high-end extras expected for new homes at the upper end of the scale.
Situated on the sunny side of the street, the development – designed by architects O’Mahony Pike – launched last December and includes large double-glazed Carlson windows that stream light in, SieMatic kitchens and Miele appliances.
Attention to detail is evident throughout the showhomes. Even the shoe covers handed out to viewers to protect the floors have a fabric-like sole and this high standard is carried through to the fixtures and fittings.

The houses are built on a 12-acre site comprising the former grounds of three large houses on the road, and the architects worked around the mature sylvan setting. As a result it feels quite established.
When complete, Brighton Wood will comprise 85 houses and 15 apartments, and has five show units designed by The Interiors Project and Ventura Design.
Of the 26 homes in its first phase, 16 have sold, and agent Sherry FitzGerald is bringing 20 more units to the market next weekend (Sat March 10th) – 18 three-beds and two five-beds with a few five-beds remaining from phase one.
The homes have generous ceiling heights of 2.7m, with coffered ceilings in the five-beds. Buyers get a choice of three wall paint colours: a pale mink, bright white or bone white, a warm variant.
Choice
There is choice too in the SieMatic kitchens, supplied by Arena Kitchens. There is a handle-less design, which features a satin below-counter door and a wood finish above counter, in one of three colours and three wood finishes.
The counters are made of Corian and the price includes appliances by Miele. In the five-bed detached houses there is a Bora four-ring induction hob that extracts through its centre, dispensing with the need for a noisy overhead extractor. A full-length fridge and a similar-sized freezer are located in the utility where the position of the washing machine and dryer (included) are cleverly set at loading height.
The bedrooms wrap around a galleried landing, most evident in the five-bed where it wraps around the floor.
There are three styles of three-bed house. Prices start from €715,000 for a three-bed mid-terrace property of 112sq m (1,211sq ft) up to €830,000 for a detached house of 123sq m (1,323sq ft). Half of the three-beds offered for sale come with an integrated garage, something of a rarity in new homes.
There are five-bed homes too. Prices start from €1 million for a three-storey semi-detached design with 183sq m (1,975sq ft). Detached styles start from €1.25 million for a three-floor design of 201sq m (2,163sq ft).
Wardrobes, supplied by Mountlodge Furniture, feature in all but the smallest bedroom of the house. The management fee at Brighton Wood will be €610 for the three-beds and €980 for the five-beds.
The estate adjoins Leopardstown Racecourse with views south to Three Rock, and the M50 is just minutes away.
