Kilcock: from €250,000

Phase two at The Ryebridge, Kilcock, Co Kildare launches on Saturday through Coonan Real Estate Alliance. On offer is a total of 40 units, composed of two-bedroom apartments, three-bedroom duplexes, two, three and four-bedroom townhouses and four-bedroom semis.

Apartments are in the majority in this phase, with two-beds of 67-76sq n (721-818sq ft) starting at €250,000. Three-bedroom duplex units of 103sq m (1,108sq ft) cost from €297,500. Two-bedroom townhouses of 86sq m (925sq ft) start at €295,000. Three-bed townhouses of 97-104sq m 1,042-1,120sq ft start at €315,000, while four-bed townhouses of 116sq m (1,248sq ft) cost from €385,000. Four-bedroom semis of 124sq m (1,334sqft) are priced from €430,000.

The 400-unit Ryebridge site is located between the village, GAA grounds and the River Rye, not far from the M4 motorway. Townhouse show units are open for viewing this Saturday and Sunday at 2pm.

The houses are traditional in design, part brick and render, with a double-height front bay and tiled porches.

Standard features at The Ryebridge include hardwood windows and doors with French doors to the back garden. All the houses come with terraces, landscaped front gardens and seeded rear lawns.

Wardrobes are fitted in all bedrooms and the larger houses have fireplaces. Main bedrooms include an en suite shower. Sittingrooms are to the front and large kitchen/diningrooms open to the back garden.

Apartments and duplexes will have balconies or patios.

Previous projects by developer Merlon include Johnstown Manor, near Navan, Co Meath. Completions at The Ryebridge are scheduled between May and December this year, depending on site position.

Leixlip: from €245,000

Phase three at Louisa Park, picturesquely located on the banks of the Royal Canal at Leixlip, Co Kildare, launches tomorrow, when showhouses open for viewing.

Coonan Real Estate Alliance will be taking bookings for 40 one and two-bedroom apartments at Louisa Park, which is about 10 miles from the city and beside a train station.

Prices range from €245,000 to €285,000 for good-sized one-bed apartments of 52-58sq m (560-620sq ft). Two-bedroom apartments of 73-78sq m (782-835sq ft) cost from €320,000. The price includes one car parking space.

Louisa Park is a development of houses and apartments to the south of the town, beside the train station and close to an exit for the N4. Buyers so far have been a mix of young couples, families and investors.

The developer is Michael Fitzgerald & Sons, a Galway-based construction firm with extensive experience in the west of Ireland.

Internal spec is higher than average at Louisa Park. Doors and skirtings are solid ash and the apartments are wired for alarm, broadband and satellite TV. Entrance halls with a utility off open to a sitting/diningroom with an arch to a well-fitted kitchen.

Wood-look units are fitted with a full range of integrated appliances and biscuit-toned Spanish marble floor tiling is included. Bathrooms also come fully-tiled in Spanish marble, with chrome fittings. Shaker-style wardrobes are fitted in all bedrooms.

Each apartment has a decked sit-out balcony opening off the living area. A lift runs to garden level, where one space is reserved for each unit.

Communal gardens will be landscaped for residents' use. A creche will also be provided.

Apartments in this penultimate phase at Louisa Park will be ready to move into by the end of 2006 according to Coonan's.

Show units will open for viewing tomorrow until Sunday.
