Phibsborough: €825,000:This pretty Victorian house in Dublin 7 has an extension that has stayed true to the original but has a modern feel, writes Anne Dempsey
Rosemount Road, Dublin 7, is a Victorian cul-de-sac of 20 houses. Number 15, which sits in the middle of the terrace, has been beautifully extended to provide peaceful and versatile living spaces. It will be auctioned on February 7th with Sherry FitzGerald quoting an AMV of €825,000.
The refurbishment has remained faithful to original features while incorporating modern good looks. A new kitchen retains an old world feel, a staircase opens up the attic, while an original toilet is now a storage press with rear window.
The prevailing decorative palette is cream, complemented by natural woods and warm touches throughout.
Two reception rooms off the oak-floored hall are used as guest bedrooms. Each has its original cast-iron fireplace in spanking order, with high ceilings, coving and picture rails.
The original kitchen has become a family room with square bay window, Velux roof light and a coal-effect gas fire. It opens to a kitchen and dining area with pitched pine roof lit by three large Velux windows.
Well equipped and with ample storage, the hand-cut Italian marble wall tiles add a real touch of class. There is a guest toilet off the hall, and plumbed utility room in the garden.
The main bathroom on the first floor return has floor tiles in polished grey marble, a double shower, with bath and mirrored storage framed in beechwood.
A fine first floor drawingroom runs the width of the house, its two front windows giving evening views of the nearby lit church spire. The main bedroom on this floor has its original cast-iron fireplace.
The mahogany staircase continues up to large attic bedroom. Outside the original tiled pathway bisects the pebbled front garden.
The south-west facing rear garden has a Mediterranean feel, with painted walls, flowering shrubs and raised timber decking. A computerised system irrigates the garden twice a day.
A door at the end of the garden gives pedestrian access from the rear.
