London InvestmentUnits in the second phase of a large development called The Stadium, in the former Arsenal football stadium in Highbury, London will be shown at an exhibition tomorrow at the Berkeley Court Hotel in Dublin.
Prices at the Gunners' former home start at €433,600 for 41sq m (411sq ft) one-bedroom apartments. Two-bedroom units of 70sq m (753sq ft) start at €673,000. The selling agent is HOK.
The stadium, being developed by Arsenal Football Club, will be transformed into a mixed development incorporating 600 residential units, retail and leisure amenities.
The pitch area is to be transformed into a two-acre landscaped green space by Chelsea gold medal winner Christopher Bradley-Hole and the four stands will be turned into residential blocks.
The East and West Stands are listed structures and will be incorporated into residential blocks.
Residents at The Stadium will enjoy 24-hour concierge service and will have access to gym and leisure facilities on site.
The scheme is yards away from Arsenal tube station, which is on the Piccadilly Line.
Because it is located in an old established area of north London, which is not dominated by new apartment developments, and is in the Borough of Islington, the rental outlook for the scheme is good, according to Ronan O'Driscoll from HOK.
Savills has predicted rental yields of six per cent and capital growth of over 25 per cent by the time the scheme is completed in 2010, according to O'Driscoll.
