Clondalkin/ from €282,500: Section 23 tax breaks are available with one, two and three-bedroom apartments launching this weekend at Clondalkin, Dublin 22. Kate McMorrow reports
This is Pierse Homes's latest project, well-located on the banks of the Grand Canal at New Nangor Road, within walking distance of Clondalkin village.
Douglas Newman Good will be taking bookings at a show unit open for viewing on Saturday and Sunday next. Investors can offset about 85 per cent of the purchase price against all rental income in this country. Owner-occupiers can set 50 per cent of the price against all income, including PAYE.
As always with tax-break properties, prices are higher than the norm but specification is also high, with appliances thrown in and top quality fittings. One-bedroom apartments of 52 sq m (560 sq ft) start at €282,500. Two-bedroom units of 56-67 sq m (604-720 sq ft) cost from €305,000. Apartments with three bedrooms and 82-84 sq m (883-905 sq ft) of living space start at €360,000. One underground car space per unit is included in the price.
A total of 25 apartments are being released in this phase of Rosebank Court. When complete, there will be 108 apartments divided among four buildings and surrounded by secure landscaped common areas. All apartments will have either a southerly orientation or a canal view. Lifts from the underground car-park will service all floors.
Standard features at Rosebank include electric central heating, wardrobes in all bedrooms, attractive cherry alder kitchens with integrated appliances and large sittingroom windows with a balcony rail.
The architect for Rosebank Court is McCrossan O'Rourke. Previous new homes projects by Pierse include Wingfield and Cairnfort, both at Stepaside, Co Dublin.
Completions are expected from August to November this year, according to the selling agent. All units qualify for tax relief in the current year. The location near Clondalkin village is within reach of business parks such as City West, Park West and New Grange Castle, suggesting good rental potential.
