Interesting to see a return to the market in recent weeks of Mazemore, on Foxrock's Torquay Road. Now on the market for €950,000, this property was one of the loans at the centre of a recent Commercial Court case relating to debts owed to Dunbar Assets Ireland, formerly Zurich Bank, by the Stokes family – Jeffrey, Pia Bang, Simon and Christian Stokes. Dating from May 2007, the four parties took a €3.36 million loan to facilitate the purchase of the 205 sq m (2,207sq ft) detached dormer bungalow on one of Foxrock's finest roads. It was originally intended by the Stokes to be a short-term rental property.
For sale separately is a 0.25-acre southwest-facing development site to the rear of Mazemore – likely to generate significant interest with its competitive price of €350,000 (c. €1.4 million per acre). The site has full planning permission for a modern 2,230 sq ft dwelling, accessed via a laneway to the side of Mazemore. The site encompassing both Mazemore and the development land extends to about 0.42 acres, and thus this land accounts for the greater part of the site. While development sites on the open market in the area have become somewhat uncommon in recent years, DNG is marketing a considerably smaller site (0.15 acres) on the same road at Pine Lodge, Torquay Road, with a higher asking price of €895,000 (c. €5.97 million per acre). It does however have a better layout, with full frontage on to Torquay Road and full planning permission for a larger house of 312 sq m (3,358 sq ft).
With the increasing demand for family homes in Dublin, there has been no shortage of planning applications lodged in Foxrock this year for infill-type developments such as the property planned to the rear of Mazemore. Permission has been sought for around 20 new houses in the area.
