Designed by Bennett McCleary Architects, the scheme is a part-four/part-six storey development, with apartments on higher floors enjoying views over Dublin Bay.

One-bedroom apartments with 44-49sq m (474-527sq ft) are priced from €405,000 and two-bedroom units with 75-91sq m (807-980sq ft) of living space start at €595,000. One secure underground car- parking space comes with each apartment.

The finish at Merrion Hall promises to be top notch. Bathrooms and en suites are tiled in travertine marble and are fitted with underfloor heating.

Kitchens have black granite worktop and splash backs. Neff appliances come as standard. All units have "smart home" technology. There are balconies off all livingrooms and most bedrooms.

Beside the well-established Ashurst scheme, Merrion Hall is likely to appeal to buyers in the area. Blackrock and Stillorgan villages as well as the Merrion Centre are all nearby and there is a great choice of good schools.
