Co Kildare: from €455,000: Cedarwood log cabins with tax breaks, guaranteed rents and golf membership go on sale today in Carbury, Co Kildare. Gunne New Homes will be taking bookings for 30 two-bedroom Canadian-style log cabins, some of which front onto the fairways of Highfield Golf Course.
Highfield Lodges is offered as short-term holiday let accommodation, furnished and fitted out to Fáilte Ireland standard. Peaceful and off the beaten track, Carbury is about 40 miles from Dublin and not far from Enfield, where there is a train station and the Marriott Hotel and Spa.
Prices range from €455,000 to €485,000 for the 120sq m (1,292sq ft) lodges. This includes a number of bonuses: capital allowances of over 95 per cent of the purchase price can be set against all rental income in this jurisdiction.
Rental income of €10,000 per annum is guaranteed for the first three years. Two free golf club memberships are included with the purchase price.
And that's not all. The cabins are wired for broadband and plasma screen televisions. Both bedrooms have en suite shower rooms, kitchens come with appliances and there is a large decked veranda. The annual management charge is €1,800.
Layouts encompass a hallway with toilet, open-plan livingroom/diningroom, kitchen and en suite double bedroom downstairs. Another double bedroom with en suite shower is upstairs and also a gallery with a bathroom which could be used as additional bedroom accommodation.
Developer Alan Duggan of Highfield Golf Club will manage the lodges and market them in Ireland and abroad. Once the 10-year tax break period is over, owners can opt for personal use or continue to rent. But planning is specifically for holiday use and the cabins cannot be sold on as permanent homes.
Ten log cabins are built and ready to occupy as soon as paperwork is completed. The remaining twenty will be handed over by the end of this year, according to selling agent Owen Reilly of Gunne. Viewing is tomorrow, Saturday and Sunday from 2 pm.
