This is phase two at The Steelworks, a development by Macushla off Foley Street in Dublin 1.

One and three-bedroom apartments are on offer from plans at a specially built marketing suite on the site.

Prices start at €320,000 for 13 one bedroom apartments of 107- 118 sq m (1,152 - 1,270 sq ft). Six three-bedroom penthouses from €550,000 range in size from 107-118 sq m (1,151-1,270 sq ft).

The Section 23 tax breaks at The Steelworks carry an 82 per cent guarantee. Investors qualify for relief on all rental income in this state over a 10-year period.

Owner-occupiers have relief on all income including PAYE over the same period.

Given the location, a few paces from Connolly Station and the IFSC, and with the Luas on the doorstep, rental prospects should be good.

This area is earmarked for redevelopment, with hotels, restaurants and well-designed office buildings in the pipeline for this new city quarter.

Standard features planned for The Steelworks are of a high specification, with modern kitchens in a choice of two designs and a full range of stainless steel appliances included. Bathroom ware will also be top quality.

Italian wardrobes will be fitted in all bedrooms and large private balconies are planned.
