Dalkey/€1.35m: Pack in the pinstripes and head for the river - or spend the same amount to live close to the heart of desirable Dalkey in a former local authority house? It will cost about the same to do either. Eivlín Roden looks at a town house in Dalkey.
A pretty upgraded four-bedroom former local authority house at 22 Corrig Road, Dalkey, Co Dublin is for auction on April 27th through Douglas Newman Good with an advised minimum value (AMV) of €1.35 million.
Corrig is a quiet road between Ulverton Road and Coliemore Road and close to all the advantages of Dalkey village.
Number 22, a semi-detached house, has been extended to give a floor area of 204sq m (2,200sq ft) without detracting from its long landscaped back garden.
The house has a country living feel, with a spacious porch with side windows added at the front, an aubergine hall door, and a mix of old honeysuckle, pink and white clematis and pyracantha clambering up the front.
The porch leads into a house that has been completely opened up to give oodles of light-filled living space while preserving plenty of private rooms to accommodate a growing family.
The original ground floor area is now two living spaces separated by a boxed in contemporary staircase and there is a period fireplace at each side as well as the original sash windows to the front and polished wood floors. An arch leads down a few steps into the new area, consisting of roomy kitchen, another livingroom, diningroom and a cloakroom off an inner hall.
Because of the angle of the road, the extension is also angled and then squared at the back garden and this gives an original interpretation to the space.
Two sets of double-glazed doors open onto the garden from the back of the house; the kitchen has a full length window wall to the side of the house.
Fitted with Danish wooden units, Britannia gas range cooker and built-in fridge freezer and stainless steel fixtures, the kitchen is tiled with large creamy flags with a high counter separating it from the spacious family room.
Upstairs, there are four good bedrooms, the main en suite and a spacious family bathroom, lit from above. The large main bedroom has Velux windows and a large timber-framed window overlooking the back garden. It has a walk-in wardrobe leading through to an en suite bathroom with power shower. The other three bedrooms are good sizes.
The whole house is light-filled and its spacious dimensions belie the neat frontage. Outside, the front is cobblelocked with space for a car.
The back garden has been designed by Chelsea gold medal winner Mary Reynolds. At about 138 ft long, it is divided into a slated patio space, a lawn and a secret paved garden at the far end. There is a side passage with gate from the front.
