Builders refused at Ardilea: Sorohan Builders has been refused planning permission by An Bord Pleanála to build 20 residential units on lands bounded by Goatstown Road, St Aidan's Drive, Willowfield Park and Heidelberg, Ardilea, Dublin 14.

Two parties successfully appealed a decision by Dún Laoghaire-Rathdown County Council to grant permission for a mix of detached, semi-detached, terraced and duplex units.

Among the concerns of South Dublin Residents Alliance and another party with an address at Heidelberg were overshadowing and visual obtrusion, and that the development would be premature pending a decision on whether there should be a Quality Bus Corridor through the site. The site is located to the east of a larger site where a substantial residential development is currently under construction on foot of the permission for 161 apartments, 24 duplex units, 42 houses.

The developers were told that the easternmost part of the site would be excluded from the overall permission and said the area may be the subject of a future planning application following a final decision on the development of this Quality Bus Corridor. However, in its application letter to the planning authority, the developer asked that the 20 units be reinstated into plans as a direct result of the conclusions reached in the final study of the DTO dated July 2003.

It said that while the provision of a public transport link from Stillorgan to Sydney Parade DART station via Goatstown and UCD is desirable, "the proposal to use abandoned highway alignment cannot be warranted from an economic perspective, particularly when balanced against the intended use of part of the alignment to fulfil social housing obligations of the Council."

An Bord Pleanála agreed that the development would be premature pending a decision on the bus corridor and ruled against the development.

Plan for D8 apartments approved

Rhatigan Developments has been granted permission for a scheme of 77 apartments on a site at 46-52 Golden Lane and 10 Chancery Lane, Dublin 8. The plan is to demolish a single-storey canteen/office building and build the apartments and four retail units at ground floor in a four to seven-storey building over basement car-park. The gross area of the development is 8,110 sq (87,295 sq ft). The directors of Rhatigan Developments are listed as Padraic and Sandra Rhatigan.
