Sligo: from €310,000:An historic conservation project with retail and residential elements launches today in the heart of Sligo town. The Old Mill on Union Street - in recent times a storage facility associated with Sligo docks - was partly demolished to make way for the Sligo bypass.

The building has undergone a transformation under the direction of Taylor Architects of Castlebar, which has a strong track-record in conservation projects.

Developers Harper Campbell (1944) Ltd has named its company after Colonel Harper Campbell, who lived in part of the mill in the early 1900s. The new buildings incorporate shops, restaurants and parking at ground floor level, with 21 three-bedroom duplex apartments on the first and second floors, and ultra-modern two-bedroom penthouses with roof gardens on the top floor.

Joint agents are Declan Byrne Auctioneers and Savills Hamilton Osborne King. The quality of design and build is good as are the sizes.

Three-bedroom duplexes of 91sq m (979sq ft) start at €310,000. Penthouses with two bedrooms and measuring 68.5sq m (737sq ft) cost from €315,000. Parking spaces cost an additional €35,000, based on the shortage of parking in the town.

After a flurry of off-plans buying, 16 apartments remain for sale. Building work is complete, so owners can expect to move in right away.

Since the Old Mill is a refurbishment project and original window openings have been maintained, the layout of each apartment is unique.

The one common factor is the fabric of the restoration - a blend of stone, glass, timber, zinc and steel which links old with new.

The apartments are accessed via a central foyer with a glass balustrade and custom-designed lighting. A lift goes to each floor.

Living areas are bright from tall windows, and kitchens come with a full complement of appliances and floor tiling.

Underfloor heating has been installed. Wall-to-floor tiling in bathrooms and en suites is also included. Penthouses include landscaped roof gardens with glass-fronted balustrades, some with views of the mountains.
