Developer Noel Smyth’s Fitzwilliam Real Estate will be hoping that the combination of a strong location and full planning permission will help to drive the sale of a residential development site it is bringing to the market in Glasnevin, Dublin 9.

Situated immediately adjacent to the National Botanic Gardens and within a short distance of Dublin city centre, the Glasnevin Hill scheme comes with full approval from An Bord Pleanála for the construction of 101 apartments over two blocks of six and seven storeys respectively, along with retail and medical units at ground-floor level. The 1.1-acre site, which currently comprises a former motor garage and a dwelling, is guiding at a price of €5 million through agent Knight Frank.

While the approved development is envisaged to be operated as a private rented sector (PRS) scheme, it has been designed to build-to-sell (BTS) apartment standards, giving the prospective purchaser the flexibility to pursue either option.

Quite apart from its proximity to the city centre, Glasnevin Hill is located within easy reach of a range of major employers including the Mater hospital and Technical University Dublin (TUD).

The subject site is highly accessible for commuters, with numerous Dublin Bus routes passing by the property and through the surrounding area.

Evan Lonergan and Robert Wilson of Knight Frank say: “This is an attractive development opportunity situated in a highly sought-after mature residential location with the superb amenity of the National Botanic Gardens on its doorstep. The site’s planning permission and proximity to the city centre should see strong interest from a range of parties.”
